  • Every dollar of CDD is a dollar of payment. Underwriting does not care whether a payment is principal, taxes, insurance, HOA or CDD — it all counts toward the ratio that decides your approval.
  • Roughly $200 a month of CDD costs about $31,000 of purchase price. At an illustrative 6.5% on a 30-year fixed, that is the loan amount the same monthly dollars would have supported. Change the rate and the figure changes with it.
  • That is often the difference between two homes. Buyers regularly discover the higher-CDD home they loved prices them out of the range they were approved for — after they are already emotionally committed.
